Thermal Imaging for Home Inspection

Home or building Energy Audit
Using a thermal imaging camera we can see areas of a building
where air might be infiltrating, insulation may be missing or failing, or
water is leaking that may be invisible to the naked eye. Areas around
windows, doors, and even outlets may be locations for air  "that costs
you MONEY to heat and cool" to escape your house. We can even
check your water heater for mineral sedimentation that may cause it to
fail, rust out and rupture prematurely.

Masonry Fill Verification
Whether your block wall is to have pilasters or a complete solid fill,
using the thermal imaging camera we can "watch" as the grout is
placed or pumped inside your walls. The camera can "see" the walls
heat up as the grout immediately begins to cure. Any voids larger than
even just a few square inches are easily identifiable. By doing this
when the contractor is there the void can be repaired on the spot
assuring you a properly constructed and structurally sound wall. This
is a cost benefit to the contractor as well because they don't have to
re-mobilize a crew and come back to repair these voids at a later time.
Other methods of verifying fill require randomly breaking holes in your
block wall or tremendously more expensive radar or x-ray, which even
then requires the wall to be damaged to repair the voids.


Electrical Inspections
Most IR inspections can be done year round on electrical equipment.
In order to get the most accurate readings on your equipment, it is best
to have your inspection done when the equipment is at least 40%
loaded. All panels for each piece of equipment should be opened.   
Inspections on your electrical equipment should be done at least once
per year and even twice in some cases.


Mechanical Inspections
Spot problems invisible to the naked eye in motors, bearings, and
conveyance systems. All panels for each piece of equipment should
be opened. Any rotating motor or part can be inspected for wear,
function, and lubrication or alignment issues, robbing it of power and
you of money.

Flat Roof Inspections
According to the National Roofing Contractors Association/Asphalt
Roofing Manufacturers Association (NRCA/ARMA) Manual of Roof
Maintenance and Repair, the greatest cause of premature problems
on flat roofs is the failure to find and correct minor defects and
deterioration in their early stages (40% fail the FIRST YEAR). Flat Roof
inspections are usually performed in the spring through to the fall. The
warmer weather gives a greater thermal contrast when inspecting the
roof. Inspections are performed at night after the sun is off the roof.
Inspections on your flat roof should be done every 2-3 years.

Utility Location
Generally an electronic signal is induced on to metallic utilities.  
Several methods may be used to locate non-metallic drain lines and
or duct banks including thermal imaging.
